Renting out through an agency

We have a house we want to rent out. The trouble is that it’s not quite ready.
I was perhaps we could rent out through an agency, and have them take care of works etc?
Are there agencies doing this? Is it a good, tax-efficient business model?
One part could be an office. If we were to rent out the rest now, it would be best suited for singles sharing.
You must be off your rocker to consider renting something out that is not ready. Being a landlord is a very serious financial decision, and getting a tenant in is trusting someone to look after both your income (rent) and your capital (property).
An agency will charge you for finding a tenant, and usually, that's it. Someone might manage it for you, but given the average reputation of the average estate agent, I wouldn't.
Single sharers are the most difficult type of tenants to manage.
It sounds like you've not thought this through at all.
