Rental guarantee : blocked account vs cash?

Hi all,
my possible future landlord wants me to give 2 months rent in cash as a rental guarantee, instead of in a blocked account.
I'm concerned about this, because it would obviously put me in a weak position regarding getting the deposit back. As such, I didn't sign the contract yet.
I read comments on a few sites that suggested that this is illegal in Belgium..
- can anyone confirm if it is legal to demand cash payment as rental guarantee Y/N?
- is there a Belgian govt site that clarifies the law regarding this?

RPPKN -> I'm sure it was for the rental guarantee. They had crossed out the standard clause in the contract (14.Garantie Locative) & replaced it with ' [2xrent] paid in cash' !
The first month in cash was also a requirement, and I paid it before we discussed the contract/ they requested this cash rental guarantee.
Now I will try to get that repaid..
I think you should name and shame so that others can beware. And as suggested in this thread, report them to the IPI. What they are doing in plainly illegal.
Currently they are refusing to give me back my one months rent if I don't sign and pay the 2 months guarantee in cash.
I will visit them in the morning to further check.

do you know what is the appropriate avenue to follow up this kind of problem in Belgium? small claims court?

1. Get all that in writing, get their IPI number, and put a complaint in here:

2. If no IPI number, so straight to the police.
