rental contract after 8 years
Hello,
I have signed a contract for my flat with my landlord starting from 9-2005. Following a marriage and new job I am planning to move out. The contract has many articles and detailed. There is also d'etat des lieux. I will inform my landlord with registered post that I will leave. This normally should be within 3 months.
My question concerns the d'etat des lieux. The flat was very new when I moved in (1.5 years old after the renovation). I kept it quite clean but there is natural wear of the wood floors, some paint issues, etc. Does this natural wear count? My question is am I required to paint the flat as well? I do not find any information on the contract.
Thank you for your remarks.
After 8 years, with nothing more than natural wear, no issues. No way will you need to repaint the flat.
Tear is a different matter, but I would guess you've not "torn" anything.
If you do not get your full deposit back, a call to the lawyers covered by your "protection juridique" insurance would be in order.
Repainting wasn't specified in our lease one way or another; We moved out after 2.5 years and the landlord insisted that we need to repaint since when we moved in it was freshly painted...not too happy about that, but in total he wants 300 eur for the paint and labor hours so we are not going to fight it, since it was not clear in the lease.
