Rental agreement
I was in urgent situation and visit a house and request for contract immediately from a IMMo, the day after the visit they sent me a contract and told me the inventory will be done at the end of this month. meanwhile I change my mind and without signing anything I told them the day after that I cant rent this apartment so in reply they sent me an invoice of inventory and told me as you were in urgent situation and want us to do everything fast we did inventory before you cancel your request. I just want to know when I didn't sign anything should I pay money to them (the invoice is 447 Euro!!!) I just in all my emails once said that if rent or any payment is needed for registration of the apartment I will pay it. but as I know there is no need to pay anything for registration of the house. Would you please guide me what should I do? Thank you
This doesn’t sound normal. You should have been present at the inventory. Try asking them to send you the inventory report on Monday. If they did one they should have it and one done by a professional independent company.
Send them an email back saying their costs are unreasonable and that you did not sign anything and that you have no contract with them. That's it.
They will follow up. Respond with "You should take this up through the Juge de Paix."
€447 is the cost of an inventory for a 10 bedroom mansion...
If the worst comes to the worst, you will have to pay any reasonable costs involved as determined by a Juge de Paix.
The Juge de Paix is likely to award €50 to €100 costs. It's simply not worth them taking you to court for such a small amount.
Hate to disagree with WEZEMBEEKWANDERER, but you should ABSOLUTELY NOT ASK THEM TO SEND YOU A COPY OF THIS REPORT.
You should reply back to them and say;
"Thank you for your email. I have not signed any contract, and I did not request that you perform an inventory report, therefore I will not be paying any invoice. Thank you and regards,"
Then stop engaging with these people in any way. Ignore any and all further emails you get from them.
Unless of course you did, either in writing or verbally, agree with them that they should do an inventory, in which case you should pay the money and move on.
On second thoughts I agree with ANON.
An inventory cannot be carried out until a lease has been signed, so better to follow ANON,s advice.
