Received 'précompte immobilier' letter from bureau de reverted. Please help!

Dear xpats, I have an apartment in 1000, Bruxelles. I received a bill for nearly €1700 from the federal public services finance division. Can anyone please explain how this amount is calculated and if it is possible to contest the amount? Many thanks for any advice.

Précompte Immobilier.

You own a property. It has a theoretical rent value.
You pay property tax on that rental value.

It's the way that the rates worked in the UK before the Poll Tax.

Do not contest it. It never works out well for the tenant, especially on older properties.

never works out well for the OWNER... Silly me - This is a tax on ownership - tenants don't pay it.

If you check out the paperwork you will see a detailed breakdown of how the figure is arrived at, from the original assessment to the indexing and to details of how the payment is divided between the state, the region and the commune.
There are various reductions to which you will be entitled but these are, theoretically, applied automatically - have you got children or an invalid living in the property and so on. It makes sense to check that these have been applied - if any of them DO apply.
You are free to challenge the assessment but you risk them finding any improvements made since the place was built/last assessed and therefore increasing the amount that you have to pay.

The figure could well be correct. I suspect property in 1000 Bruxelles is more highly taxed than some other communes. I think you have a couple of months to pay, so check the date limit for payment. You have time to check if you are entitled to any reduction but, as J says, stump up before the deadline!
