Property valuation

Question

Hi, I’m thinking about selling my flat in 1000 Brussels. Does anyone have any recommendations for estate agents who will come around to give a valuation? Is it like in the UK where they’ll give a free valuation in the hope of being appointed to sell it? Thanks.

Yeah, don't trust any estate agents. Pay an independent property valuer for a valuation report.

You could shell out three or four hundred euros doing it; I know a surveyor with whom I had a good experience - but I was buying. Is it really worth it when you are selling? Can you not get a decent idea looking at similar properties in the area through immoweb and based on a rough estimate your estate agent will advise how to pitch it?

You can ask two or three estate agents to come and see it and they will give you a price that they would recommend selling it for. See what they are. Compare with other similar properties on Immoweb. Some will pitch low so they can sell fast.

Spot on Wezembeekwanderer.
Friends wanted to sell their apartment and the agent quoted 40K less as potential selling price. I told them if they were crazy undervaluing their property that much.
I gave my recommendation based on the area, similar properties, interior finishing etc and they sold the place in half a day at the full asking price.
Their loss would have been 40k while for the agent, on a 2%/3% commission, the loss would have been a couple of thousand euro but they would have the guarantee of a quick snap sale.
