Moving out inventory

Question

I am moving out of my flat soon and I am a bit concerned about the inventory check because I heard that the landlord may charge an amount from the guarantee even for minor "damages".How is this amount estimated by the expert and how can I protect myself from being ripped-off? My flat is is great condition but I live there for 5 years now bu tthey may find something minor just to charge me. Thanks

They will almost certainly find things wrong. Every hole from a picture hook has a cost. Do you have a detailed record and photos of the survey done when you entered the property? They may also want you to pay for repainting costs. There is a lot to be said for having your own expert present to ensure that you pay no more than necessary. There are standard guidelines that are used by the experts. If the expert is paid by the landlord, then they may not be so favorable to you.

Do you have a copy of the "etat des lieux" report done when you arrived?
