Etat des lieux- help

Question

Hi all,
My tenant signed the etat des lieux and owes me 1100 euros, but now refuses to pay. What do I do? Help.

Have you provided your tenant with supporting documentation and invoices to show why they are liable for € 1100?

Presuming that this is a moving out etat des lieux and not when moving in?
If tenant refuses to pay and he has signed all the relevant documentation, then you have to threaten legal action. This would come in the form of a bailiff. Cannot recommend one but list from: http://www.lexgo.be/en/Bailiffs/

The état des lieux was taken during entry but wasn't signed by the tenant. But she signed the one taken during the exit.

You take it off the deposit of course.
If that's not enough to cover it, you go to the Juge de Paix.
When you get a judgement in your favour, AND the former tenant does not pay up, then you send the bailiffs.
Bailiffs fees and court fees are recoverable (if you win). Lawyers fees are not at Juge de Paix level.
