estate agent's fees

Question

Does anyone know how much estate agents charge for selling a house? Is it preset or something you negotiate? It doesn't seem to be listed anywhere on the agents' websites, as far as I can tell.

3% + VAT. Watch out for hidden fees.

It'll be around 3% pus VAT but can (and should) be negotiated. I sold a property three years ago for 2% plus VAT.

It'll also depend on how quickly the agent thinks they can sell the property and other factors. i.e. if the property is priced well, will sell quickly, and you give the agent exclusivity, then they will take a lower commission.

However, with Immoweb out there, the only real reason to employ an agent is to schedule and manage visits to the property. I had to do it as I was not able to do that myself. I know plenty of people who have sold property themselves through Immoweb.

Just make sure you go and see a notaire BEFORE you start the process, so that you are ready to action and proceed once you have an offer.

If you have a good property, people don't mess around here and delays will make you look like an idiot.
