Belgium taxation of property income from abroad

Question

Dear all,

I am from the UK but now live in Belgium. I have an appartment in Scotland for which I do an annual tax return and pay my dues on any rental income in the UK.
I had declared this property and rental income on my belgian tax return. Now I received my belgian calculations and they have said that 40 percent of the earnings from my UK rental property are taxable in belgium.
It seems like I am being taxed twice (which does not seem right to me!), once in UK and again in Belgium.

Is this really the case or can I contest this?

I'm sure this is wrong:
1. Anything the UK insists on taxing (like rental income from a UK property) should not be taxed in Belgium under the dual-taxation treaty.
2. Property income from rents abroad, if it is taxed in Belgium, should be taxed at either 15% or 25%.

I'd try a quick phone call to a lawyer or an accountant.
